A true Italian living experience,

not a vacation.

Your Italian home, 30 km (18.6 miles) from Rome, surrounded by
countryside and charming villages.

Retire in Italy - the easy way.

A welcoming, small community of expats and locals (only six rooms) - whether singles, couples, friends, or relatives - where English is commonly spoken. Supportive hosts help you feel at home and, if you wish, gently introduce you to the Italian language and culture, creating a comfortable bridge between the unfamiliar and the familiar.

Living in the "Dolce Villa Italy" in Palombara Sabina (Rome) it is belonging, not sightseeing. It means experiencing the Italian lifestyle, enjoying healthy food, and embracing a high quality of life in the countryside outside Rome, within a community of 12 like-minded people.

Instead of navigating every challenge alone, you have support from locals and people who have been in your shoes, willing to share insights, recommendations, and even a helping hand when needed.

Life at Dolce Villa Italy is calm, social, and enriching, with opportunities to stay active, curious, and well. Depending on the season and the interests of our residents, we gently organize and facilitate:

  • Home-style Italian cooking experiences

  • Easy outings to nearby villages, nature, and cultural sites

  • Curated themed visits to Rome

  • Light movement and wellness activities suitable for all ages

  • Access to trusted local services such as massage, personal care, and wellbeing treatments

Participation is always optional. There is no fixed program - just opportunities to enjoy life, together or independently, at your own pace.

FAQ

Q: Do I need a visa ?

  • If you're a European citizen, no problem—your passport or valid ID card is all you need.

  • If you are a non-EU citizen, you can stay for up to 90 days within any 180-day period without a visa. You could stay 3 months with just your non-EU passport, then spend 3 months outside the EU before returning (EU Schengen rules). To enjoy a 6-month stay or more  without interruptions, a visa is required.

Q: How do I get to Dolce Villa Italy by airplane?

A: From Rome Fiumicino Airport (FCO):

  • Take the FL1 regional train (runs about every 30 minutes, ~€8) from the airport.

  • The train stops at Pianabella, just a few kilometres from Palombara Sabina.

  • From Pianabella, continue by local bus, taxi, or car to reach Dolce Villa Italy.

This option makes the journey easy and convenient, even without renting a car.

From Rome Ciampino Airport (CIA):

  • Take a shuttle bus or train to Roma Termini or Roma Tiburtina stations.

  • From there, you can either:

    • Take a regional train to Pianabella, then local transport to the villa, or

    • Take a COTRAL bus, which stops directly in front of Dolce Villa Italy.

Alternatively, if you have too much luggage to carry, you can take a taxi or an NCC.

This way, you can choose the route that best fits your schedule and budget.

Q: Is there flexibility to extend or shorten the stay if needed?

A:  For organizational reasons, long stays (3 months or more) are aligned with four fixed start dates each year, corresponding to the seasons:
March 1 (Spring), June 1 (Summer), September 1 (Autumn), and December 1 (Winter).
All long stays are planned around these seasonal periods.

1-Month Trial Stays are not tied to these dates and are confirmed separately, subject to availability.

Q: What are the arrival and departure times, and can I arrive or leave earlier or later?

A:  Late arrivals and early departures are always possible, but unused days are non-refundable.

  • On the day of departure, rooms must be vacated by 10:00 AM.

  • On the day of arrival, rooms are available after 4:00 PM.

Q: Can I use the kitchen?

A: Yes. Guests are welcome to use the shared, fully equipped kitchen, which includes a coffee machine, microwave, dishwasher, multiple refrigerators, and freezers.

Please help us keep it pleasant for everyone by leaving the kitchen tidy after use. It’s perfect for light cooking or enjoying a coffee or tee.

Q: What amenities are included?

A: Your stay includes access to:

  • Washing machine and dryer for personal laundry

  • Comfortable common areas with TVs, sofas, and garden furniture

  • Private rooms furnished with a bed, nightstands, wardrobe, and a dedicated workspace

Q: Are housekeeping or linen services available, and how often?

  • A: Common areas: The kitchen and shared spaces are cleaned daily, so you can enjoy a tidy and welcoming environment.

  • Private rooms: Rooms and linens are refreshed every two weeks, keeping your space comfortable for a longer stay.

  • Laundry: Personal laundry is self-service, with machines and detergent provided during scheduled time slots. Staff assistance is available if needed.

Q: Am I allowed to decorate and/or furnish the space with my own items?

A: Yes! While we are planning to furnish every room, you are welcome to bring personal items. If needed, we can remove some of the existing furniture to make space for your belongings, so you can feel at home during your stay at Dolce Villa Italy.

Q: What are the policies for animals?

A: We love pets! 🐾 We’re still finalizing our animal policies, but here’s what applies for now:

  • Dogs are welcome in shared spaces only if all guests in the room are comfortable.

  • Owners are responsible for bringing and caring for pet food, water, and a bed or blanket for their dog.

  • Pets should always stay with their owner to ensure the comfort and safety of both the pet and other guests.

  • Our goal is to create a friendly, relaxed environment for everyone—two-legged and four-legged alike—so all guests feel at home and happy.
